This data object represents tenancy agreements and contains all relevant information for managing tenancies. It includes contract data such as terms, rental prices, adjustments, bank details and contact information for landlords and tenants. The object is used in central rental processes, including contract conclusion, rent adjustments, operating cost accounting and termination processing. It is closely related to the data objects for rental properties and tenants.

This LogicController ensures that the menu items in the rental contract under "Extras", including new period or cancel contract, can be displayed and executed

Identification

This group includes central information on tenancy agreements such as contract data, tenants and conditions. It maps the core attributes of a tenancy and serves as a basis for managing and analyzing tenancy agreements.

Subcontract toSelection of the rental agreement that is superior to this rental agreement. This rental agreement is therefore a partial rental agreement of the superordinate rental agreement and the costs of the subletting agreement are deducted from the main rental agreement in the operating cost statement.
BK Contract numberEnter the number of the operating costs contract assigned to this rental agreement.
SocietySelection of the company that rents.
Debtor (tenant)Selection/display of the tenant's name and debtor number.
contract numberDisplay of the contract number. It is automatically generated from the number of the selected company, the number of the contract type and a consecutive number.
LocationSelection of the location
BK CompanySelection of the company through which the operating costs are to be settled.
StatusDisplay/selection of the contract status. This status is used to categorize the contract in the menu tree. It has no effect on whether a debit position is generated or not. Only time periods influence the debit positions.

Dates

This group includes time-related information on the rental agreement, such as start and end dates and important deadlines. The dates are crucial for managing and monitoring the progress of the contract.

This group contains additional information on the rental agreement that is not recorded in other categories. This may include, for example, special agreements or additional contract details.

electricity contractSelection of the electricity contract to be assigned to this rental agreement.
all-inclusive contractIndicates whether the operating costs are included in the rent. Please note: If the checkbox is activated, the contract will be shown in the operating costs statement, but the tenant will not be charged any costs.
Cost center RecipientIf the rental income is transferred to SAP in the case of internal activity allocation, selection of the cost center via which the rent is allocated.
Flat-rate operating costsIndication of whether parts of the operating costs are included in the flat-rate operating costs. If this checkbox is activated, the application checks which operating cost types are included in the flat rate. In the "Buildings" module in the building data records, the operating cost types can be defined in the "Cost types/allocation key" form tab. If the "In lump sum" checkbox is activated here, the operating costs of the respective operating cost type are included in the lump sum. Flat-rate operating costs are not charged to the tenant. Operating costs for which the "In lump sum" checkbox is not activated are invoiced.
Display in the tenant balanceSpecify whether the amounts of the rental agreement should be displayed in the tenant balance.
Settlement type operating costsSelection of the billing type (e.g. "Net + VAT").
CAD Client IndicatorEnter the license plate number of the rental agreement in the CAD client. It is possible to display the indicator in the room stamp.

Season episode 1

This info area is only displayed if the contract has the type "Scaled contract". You can specify the rent increase dates (graduated dates) for each graduated rental agreement via the "Graduated" tab. You have the option of defining up to six individual dates. However, you can also define cyclical dates. For each date or date cycle, you specify whether the increase should be a percentage or a fixed amount. You can also set a time limit for the rent increases by specifying a date for the last increase. After defining the dates, you can generate the graduated dates using the "Calculate adjustment dates" button.

Identification

This info area is only displayed if the contract type is "Index contract". eTASK.Vermietung can manage both periodic and threshold-based index contracts.

Adjustment threshold [points or %]Indication of the index change required for an adjustment. It is possible to specify an absolute point value of the change in the consumer price index or a percentage value of the index change.
Actual adjustment as a percentage of the index change [%]Enter the proportion of the index change by which the rent should actually be changed in the event of an adjustment (agreed value) as a percentage.
Lower threshold valueIndication of the lower index threshold for a rent adjustment
Index adjustment deactivatedSpecifies whether the index adjustment should be deactivated. In this case, no automatic index adjustments are made.

Master sheet for the rental agreement

This report shows the most important data of this rental agreement and its periods. First, the key data of the contract is shown: contract number, conclusion, start, end, renewal information, rental purpose, contract type, payment type, debtor data, deposit information, contract type-specific information (e.g. information on index adjustment) and the periods with the respective contract values per month (cold rent, advance payments for operating costs, investment rent, flat rate, total net and gross). The dates of the period are then listed for each period: Start and end date, amounts, rental prices per type of use, additional information, rented rooms and open spaces, details of the rent index and rental price in euros per square meter of net floor area.
