Types of operating costs per location

Use this form to define individual operating cost types for each location. This assignment is relevant for the operating cost statement and its configuration.

Operating cost types for the location

In this info area, operating cost types are defined for each location.

Property	Description
Location	Selection of the location for which an operating cost type is to be created.
Cost type	Enter a short form for the operating cost type.
Allocation type	Selection of the allocation type.
Operating cost type group	Selection of the financial accounting group to which the operating cost type is to be assigned.
unit	Specification of the unit for the allocation key.

Value added tax requirements

This group includes features for controlling the VAT calculation for operating costs. It defines specifications for tax rates and treatment depending on cost type and location.

Property	Description
VAT for net=gross [%]	Enter the VAT rate of the cost type for the calculation net=gross for tenants exempt from VAT. For more information, see "IC1682 - Options for reporting VAT on operating cost statements" in the InfoCenter.
Always show VAT	Specify whether VAT should be shown on the tenant invoice.
VAT [%]. [%]	Enter the VAT rate for this cost element.

Details

This group contains detailed information on the individual operating cost types for each location. Specific characteristics and key figures of the cost types are recorded and presented here.

Property	Description
Included in the flat rate	Activating this option has the effect that if the present operating cost type is selected when a new building is created, the "in flat rate" switch is automatically activated.
Credit note with reservation	The cost type is calculated and distributed to tenants but not included in the invoice amount.
Display consumption values from media supply	Check the box to indicate that these costs originate from the media supply.
Automatically assign new rooms	If this option is activated, the "Standard room" switch is automatically activated when this operating cost type is selected when a new building is created.
Meter type	Counter type for cost elements from media
Exclude from BK settlement	Check the box to indicate that these costs are not included in the BK settlement.

Display on billing

This group includes features that influence the presentation of operating costs on the statement. They control how individual cost types are listed and presented to the end customer on the billing document.

Property	Description
Sequence	Enter the position of the operating cost type in the display of tables, selection fields and the operating cost statement.
Cost element designation	Enter the full name of the operating cost type.
Text for third-party billing	When a text is entered, all costs for this cost element are shown in total in the report footer of the report attachment to the operating cost element. The cost element is not shown in the overview of months.
