What is a building assessment?
A systematic assessment of a building’s structural condition. It records the condition of individual elements and uses this data to calculate the repair costs in euros as well as the timeframes for necessary measures.
What is the purpose of a building assessment?

Does the diagnosis replace an expert assessment?
No. It is a rough analysis for budget planning. It does not replace a technical expert opinion, a damage analysis, or a structural analysis.
How often should a diagnosis be performed?
Recommendation: Every 3–5 years. Conduct a new diagnosis after major renovations.
Do I need any special prior knowledge?
Helpful: Basic knowledge of building management, ability to assess structural conditions, proficiency in eTASK’s basic functions.

What information do I need?
Building data (year of construction, use, floor areas)

Where can I find the master data (elements, codes)?

You can obtain the necessary basic data using the "Building Diagnosis Master Data" plug-in in the Customer Center.
Do I have to evaluate all building elements?
Yes and no. This is a cross-sectional method. The more elements that are evaluated, the more realistic the overall budget will be. Instead of evaluating all elements in a single building, you can also evaluate fewer elements across many buildings, provided the budgets are then aggregated.
Implementation
How do I assess the condition of an element?
Select the appropriate element type and repair code in the grid. Each code includes diagnostic points, service life, and a description of the measures.
Repair codes (a–d):
a (Very good): No measures
b (Good): Medium-term
c (Fair): Required
d (Poor): Immediate
Can I assign different ratings to a single element?
Yes, if an element cannot be rated consistently or exists in different types, the element row can be copied in the wizard. In this case, the factor entered between 0 and 1 is decisive, indicating the estimated percentage share of the total element.
Example: A building has an extension where the structural condition is worse than that of the main section. Select row A.02 (Supporting Structure) and copy it using the command in the menu bar. Then select the appropriate repair code for both and estimate the factor, e.g., 0.1 for the 10% share of the addition and 0.9 for the 90% share of the main building.
What if I’m unsure?
Estimate conservatively (select the poorer condition)

Can I change assessments later?
Yes. Open the diagnosis and edit the rows. Calculations are updated automatically.
Note: The budget is NOT updated automatically and must be recreated.
What should I do if certain areas are inaccessible?

Can I attach photos?

For exact costs, you will need professional planning, tenders, and quotes.
What do the replacement years mean?
Replacement year = When an element needs to be renovated:
