Types of use according to DIN 277

Create data records for types of use of building areas according to DIN 277 here. These data records can be selected later in the "Rooms" form and can also be further subdivided using the data records in the "Internal usage types" list.

Identification

In this section, data for the identification of the usage type can be entered. This information will be used to identify it across the entire FM-Portal.

Property	Description
Flexible conversion	This option can be used to define usage types whose rooms can be flexibly used differently. For example, it may be easy to change an office room into a meeting room, while it is not so easy to change a laboratory into an office room. The KPI -degree of flexibility- uses this option to determine the flexibly reusable areas.
Code	Enter the abbreviation for the usage type according to DIN 277 (e.g., "2.1" for "office space").
Name	Enter the full name of the usage type according to DIN 277 (e.g., "office space").
Do not include in input tax deduction for vacancies	Select this option if a room with this type of use should not be declared for input tax deduction in eTASK.rental if it is not rented out.

Assignment to Usage Group According to DIN 277

In this section, you can assign the usage type to the corresponding usage group according to DIN 277. The usage type is then a sub-category of the usage group.

Rooms

This list displays the data records of all rooms with the current usage type.

Lease prices per building

This list contains all information about the amounts of lease prices for the usage type per building. This data facilitates and partially automates the calculation of leases.

CAD identification

If your company uses CAD plans to visualize usage types, you can enter information on how the usage type is represented in CAD visualization here.

Property	Description
Foreground Color	Enter the number of the foreground color in CAD visualization (from "0" to "119").
Pattern	Enter the number of the pattern in CAD visualization (from "1" to "77").
Background Color	Enter the number of the background color in CAD visualization (from "0" to "119").
