The list of periods represents the history of a rental agreement. Each change to the contract concludes the previous period and starts a new one. This applies both to changes to the rented space and to changes of a financial nature, such as graduated or index adjustments. You can store important rental agreements for specific periods here, such as the deposit, rented areas and properties, payment agreements, period-specific operating cost settings and VAT regulations.


LogicController

This LogicController adds the menu item "Extras" to the workbar with the sub-items to add or delete rooms, outdoor areas or objects in the time period

Information on the identification of the data record is stored in this info area.

Net costs

This group includes characteristics relating to the net costs of a rental agreement in a specific contractual phase. These include, for example, rent, ancillary costs or other contractual expenses excluding VAT.

VAT

This group includes features relating to VAT in the context of rental agreements. It contains information on VAT rates, amounts and relevant periods for the tax treatment of rental income.

Gross costs

Rental chew. monthsSelection of the regulation for the rental deposit. For values other than "by arrangement", the deposit is calculated automatically and displayed in the "Debit rental deposit" field.
Debit position per [months]Here you can view the debit position for the coming months.
Debit depositEnter the agreed deposit.
Management fee [%]Enter the applicable administration fee as a percentage. This is collected from the tenant when using eTASK.operating cost accounting, but is not displayed in the rent debit statement.
Due date for paymentHere you can see when the payment is due.

Specifications for calculation

The default values for calculating the tax rates can be entered here. If no different tax rates have been agreed for the rental property (room, open space, other, etc.), the default values are used for the calculation

Calculate BK costs fromThe tenant will only be charged the pro rata operating costs from the date specified here. For cost types with the allocation "rentable", the costs are borne by the landlord; for cost types with the allocation "rented", the costs are distributed among the other tenants.
Flat rate [€/m²]Enter the value of the area allowance in euros per square meter.
VAT Default rentSelection of the applicable VAT rate for the cold rent.
VAT Specification BK-Vorausz.Selection of the applicable VAT for the advance payment of operating costs.

Amendment to rental agreement

This group includes characteristics that describe changes to existing rental agreements. This includes information on contract adjustments, terminations or extensions within defined contract periods.

Description MV changeEntry of information on changes to the rental agreement. This area also logs changes to the rental agreement, e.g. the addition and removal of rooms, open spaces, etc.

Color coding

This group contains features for the color coding of contract phases. The color coding enables a quick visual distinction between different statuses or categories within the rental contract periods.

HatchingThis field defines the hatching for the color coding of a rental agreement period. The hatching makes it possible to visually distinguish between different contract phases and thus facilitates the overview in graphical representations of the rental history.
ColorThis number represents the color coding for the contract period. It makes it possible to visually differentiate between different phases or statuses of the rental agreement in the user interface, which supports the clarity and quick recording of contract information.

Master sheet for the rental agreement (period)

This report shows the most important data of the rental agreement for the period and the period itself. First, the key data of the contract is shown: contract number, conclusion, start, end, renewal information, rental purpose, contract type, payment type, debtor data, deposit information, contract type-specific information (e.g. information on index adjustment) and the periods with the respective contract values per month (cold rent, advance payments for operating costs, investment rent, flat rate, total net and gross). The dates of the period are then listed: Start and end date, amounts, rental prices per type of use, additional information, rented rooms and open spaces, details of the rent index and rental price in euros per square meter of net floor area.

MS Word templates

With "MS Word Templates" you have the option of filling and creating Word documents with fields from the database. This control is located in the time period under the menu item "Extras".
