Index-linked leases allow you to adjust lease terms based on the current consumer price index.
Prerequisites

Procedure in the FM Portal
Path to the starting point: Property Management - Leasing - New Lease Agreement
In the window that opens, enter the key data for the new lease agreement.
For the Contract Type field, select Index Contract.
Click Create.
In the Index section, specify the index base year.
If you want to adjust the rent when a threshold value is exceeded or not met, select Threshold
Value in the Index Adjustment Type dropdown. If the rent adjustment is to be made at regular intervals, select Periodic.In the Start of Indexation field, enter the date on which indexation begins.
Click Save in the toolbar.
In the Initial Index field, enter the consumer price index at the start of the lease.
In the Initial Index Date field, enter the date of the initial index.
In the Actual Adjustment as a Percentage of Index Change [%] field, enter the actual adjustment as a percentage of the index change—that is, the portion of
the index change by which the rent should actually be adjusted.If you want to make a rent adjustment when a threshold is exceeded or not met:
In the Adjustment Threshold [Points or %] field, enter the deviation from the initial index. The deviation can be specified as a percentage or in points.
In the Adjustment Threshold Unit field, select the unit used.
Click Save in the toolbar. After saving, the upper and lower thresholds for the adjustment are automatically calculated and displayed.
If the rent adjustment is to be made at regular intervals, enter the monthly interval in the Adjustment every ... months field.
Click Save in the toolbar.
The lease agreement is displayed under Lease Agreements. A filter for the contract type is available.
You can find an overview of the index-linked leases currently eligible for adjustment under Property Management - Leasing - Reports - Index-Linked Leases - Index-Linked Leases Currently Eligible for Adjustment (Threshold) or Property Management - Leasing - Reports - Index-Linked Leases - Index-Linked Leases Currently Eligible for Adjustment (Periodic).
