In addition to the base rent for the premises, you can assign additional base rent surcharges to a specific period.
Prerequisites
The base rent surcharges have already been defined
The rented rooms are already assigned to the time period
Procedure in the Configuration Manager
Path to the starting point: System Control - Property Management - Leasing - Configuration Manager
Open the KM Surcharges tab.
Specify the date from which the change should take effect.
Select the building, the usage type, and the surcharge. The Value field is filled in automatically. However, you can also change the value manually.
Click Load Active Leases.
Select the leases or rooms to which you want to add the KM surcharge.
Click Apply Selected Rooms ->. On the right-hand side, all rooms for which the base rent is to be adjusted will be listed.
Click on Adjust Selected Leases.
The surcharge is added to the base rent of the rooms.
Procedure in the FM Portal
Path to the starting point: Property Management - Leasing - Lease Agreements
Open the lease agreement to which you want to assign a base rent surcharge.

Assign the rooms and objects from the previous period to the new period.
Open a room in the new period.
Create a new record in the Base Rent Surcharges section.
Select the base rent surcharge you want to assign to the room. If the surcharge is a factor per square meter, the factor is multiplied by the area. If it is a factor that is multiplied by the base rent, the value is determined by this multiplication. For a flat rate, the value is added as a lump sum.
If necessary, adjust the value in the Amount column.
Click Save in the toolbar.
Repeat steps 4–8 until all affected rooms have been configured.
The surcharge is added to the base rent of the room. The total value is displayed in the Room section under the characteristic Base Rent with Surcharges [€].
