This Configuration Manager allows you to enter default values for base rent and advance payments for operating costs for your buildings.

  1. Building Default: Select the building here. The building’s usage types are listed.

  2. Base Rent €/m²: Here, the base rent per square meter can be entered in euros.

  3. Add cost types: Here, you can select the cost type to be assigned to the usage type.

  4. Factor €/m²: Here, you can enter the operating cost factor per square meter in euros for this cost type.

  5. Delete selected cost types: Here, the selected cost type can be deleted from the usage type.

  6. Add standard building cost types: Here, the standard building cost types can be added to the usage type.

  7. Add all building cost types: Here, all building cost types can be assigned to the usage type.

Add KM surcharges

Note: Rent surcharges represent changes to the lease agreement. Only future periods are edited in the Configuration Manager. If you want to delete a surcharge that was created by mistake, you must do so in the lease agreement form.

  1. Question mark icon: Click here to access the eTASK.SupportCenter.

  2. Here you can select the type of surcharge:

  • Add: Adds the rent surcharge to the room.

  • Edit: Edits the existing rent surcharge for the room and applies the amount from the "Value" field. This creates a new time period.

  • Delete: Deletes the existing KM surcharge for the selected room.

  • Apply to Base Rent: Applies the amount from the "Value" field directly to the base rent of the selected room.

  1. Effective From: Here you can specify when the change should take effect.

  2. Building: Select the building here. Only rooms in this building are displayed.

  3. Usage Type: Select the usage type here. Only rooms of this usage type are displayed.

  4. Surcharge: Here you can select the surcharge to be added, changed, or deleted.

  5. Value: Here you can enter the value of the surcharge. The value assigned to the surcharge is entered automatically. However, this can also be adjusted manually.

  6. Load Active Leases: Once all fields are filled in, you can load the leases that can be modified here. Only active leases are displayed.

  7. Apply Selected Rooms: After selecting the desired areas, click here to apply the rooms. No changes are made at this stage.

  8. Lease Agreement Selection: The lease agreements are listed at this level. Selecting a lease agreement selects all rooms associated with it.

  9. Select Room: Individual rooms are listed here. These can be selected individually.

  10. Create selected lease agreements: Here, the selected lease agreements are adjusted according to the preview below.

  11. Overview of base rent adjustments: The rooms that can be adjusted based on the selection are listed here. The list provides an overview of the old base rent, the surcharge, and the new base rent.
