Temporary adjustment of the monthly rent

Note: For the adjusted debit entry, the correct G/L account (associated with the company) and the correct cost center (associated with the building) must be entered.

Note: Rooms may have a different cost center. In this case, the room’s cost center takes precedence.

Step-by-step instructions

Path to the starting point: Property Management - Leasing - Lease Agreements

  1. Open the desired lease agreement.

  2. Go to the "Changes to the Monthly Debit" section.

  3. Click New.

  4. Specify the month for which the rent is to be changed.

  5. Enter the new rent amount for that month.

  6. Specify the reason for the change (e.g., “construction project”).

  7. Save the change.

  8. Verify that the adjustment has been applied correctly.

After the specified month has ended, the original rent will automatically be used again. You do not need to do anything else.

Note: If the temporary adjustment is to last longer, repeat steps 2 through 8. A separate entry must be created for each month.

When is this feature used?

Sometimes there are special situations where the monthly rent needs to be different for a short time—for example, due to construction, an agreed-upon rent reduction, or even a temporary increase. So you don’t have to change the entire lease agreement, you can enter a temporary rent adjustment.

What happens then?

  • You can set a different rent for individual months.

  • Once the period ends, the original rent from the contract automatically applies again.

  • The tenant only has to pay the adjusted amount during these months. No arrears accrue as long as the new amount is paid.

  • Please always enter the reason for the change (e.g., “construction work” or “special agreement”).

Real-life example

A construction site restricts the use of the apartment. The rent is reduced for three months. You enter the lower rent for these months. After the three months, the normal rent applies again.

Note: Use this feature only if the change is truly temporary.
Always include the reason for the adjustment.
After the specified period, you don’t need to do anything else—the system automatically reverts to the normal rent.
