Supplement architecture model with additional compartment models

In addition to the architectural model, technical discipline models (HVAC, electrical, plumbing, etc.) can also be imported directly into the CAFM system and assigned to an architectural model. This allows facility objects and technical systems to be transferred from the discipline models as early as the commissioning phase and further processed for maintenance and operational management. Furthermore, the architectural model can be displayed in combination with various technical models, for example, to overlay a ventilation system onto the overall model. This is made possible by automated scaling of technical models to the architectural model (technical models were modeled in mm and the architectural model in m) and standardized loading of IFC entities and information across models.

Prerequisites

  • The building data model is available in the "IFC 2x3 (STEP)" format

  • The model contains only a single building

  • All models share the same base point.

Procedure in the FM Portal

Path to the starting point: Portfolio BIM - BIMexplorer

  1. Click on Import New Model.

  1. Select the IFC file.

  2. Select the model type.

  1. If you want the building data in the FM Portal to be updated based on the IFC model, disable the option "Leave building data unchanged." If this option is enabled, no changes from the model will be transferred to the FM Portal.

  2. If you want the property data from the model to be transferred to the FM Portal, enable the "Synchronize Properties" option.

  3. If the building is already created in the FM Portal, select the location and the building. If the building has not yet been created, enable the "New Building" option and enter the building number.

  4. Enable the Force Commit option. If this option is not enabled, a model that has already been imported cannot be imported a second time without changes.

  5. Enter a comment describing the import. The comment is a required field.

  6. Click Import.

The building data model has been imported into your FM Portal according to your settings.

If the building to which you just imported the building model was already created in the FM Portal before the first import of the building model, you must perform a data synchronization to clean up duplicate records. 📄 Gebäudedaten nach Erst-Import bereinigen IC2635

  1. Now go to Control Panel/Portfolio (BIM)/BIM Model Management/Models.

  2. Open the entry for the model you just imported.

  3. In the Parent Architecture Model field, all models of type “ARC” are displayed for selection.

  1. Select the architectural model.

  2. Click Save in the toolbar.

You have linked the domain model to the architectural model. This link ensures that both models can be selected via a checkbox in the BIM Explorer. If both models are selected and the BIM Explorer is launched, they are displayed overlaid.

In the building view, both models are displayed overlaid. The display can be turned on and off using the Model control.
