Making rent adjustments via surcharges

You can adjust base rents using base rent surcharges. In the Configuration Manager, you can add base rent surcharges to existing lease agreements.

Prerequisite

  • Base rent surcharges for rooms are available (System Control - Property Management - Leasing - Master Data/Statistics - Base Rent Surcharges - Base Rent Surcharges for Rooms)

Procedure in the FM Portal

Path to the starting point: Control Panel - Property Management - Leasing - Configuration Manager

  1. In the Configuration Manager, select the Add Base Rent Surcharges tab.

  2. Select the type of change:

  • Add: The selected base rent surcharge is added to the selected areas.

  • Modify: The selected base rent surcharge is adjusted for the selected areas as specified.

  • Delete: The selected base rent surcharge is deleted for the selected areas.

  • Include in Base Rent: The selected base rent surcharge is included in the base rent for the selected areas without being shown separately.

  1. Set the change date in the Change Date field.

  2. Select the building, the usage type, and the surcharge. Adjust the value of the surcharge if necessary.

  3. Click Load Active Leases. All adjustable leases are listed.

  4. Select the lease agreements or rooms you want to adjust. Then click Apply Selected Rooms.

  5. On the right-hand side, click on Adjust Selected Leases and confirm the request.

The adjustments are displayed under System Settings - Property Management - Leasing - Master Data/Statistics - Adjustment of Base Rent (Surcharges).

Note: When you make the adjustment, the period up to the adjustment ends, and a new period is created that is identical to the previous period but also includes the base rent surcharge.
