The structure of element master data and the use of diagnostic profiles.

Hierarchy of elements

Building elements are structured hierarchically:

Elementbereich (Obergruppe)
└── Element (Bauteil)
    └── Elementtyp (Ausführungsvariante)

Example:

Element Areas

Supergroups for categorization:

Building envelope:

  • Facade, roof, windows, doors, basement/foundation

Building services:

  • Heating, Plumbing, Electrical, Ventilation/Air Conditioning, Elevator

Interior finishes:

  • Walls, floors, ceilings, stairs

Outdoor facilities:

  • Access roads, parking lots, green spaces, drainage

Elements

Specific building components or systems that are evaluated.

Examples:

  • Exterior facade, roof, windows

  • Heating, plumbing, electrical

  • Interior walls, floors, stairs

  • Driveways, green spaces

Geometric coefficient:

Each element is assigned a coefficient:

  • Facade → Facade area (m²)

  • Roof → Building footprint (m²)

  • Apartment doors → Number of residential units (units)

This assignment determines which rating factor is used for the calculation.

Element types

Variations of an element:

Examples for "Exterior facade":

  • Plastered, exposed masonry, precast concrete panels, lightweight cladding

Examples of "Roofing":

  • Pitched roof, flat roof accessible, flat roof not accessible

Usage:

  • Code Repair: Required field in the Diagnostic Wizard

  • Diagnostic points are automatically applied

  • Service life determines replacement year

Improvement codes

Optional additional measures:

  • Energy efficiency improvement (EnEV standard)

  • Passive House standard

  • Accessibility

Usage:

  • Code improvement: Optional field in the diagnostic grid

  • Additional diagnostic points for additional costs

Diagnostic profiles

Preselection of elements by building type.

Since this is a cross-sectional method, the 50 base elements must always be specified in every profile. Custom additions can be added as needed.

Create your own master data

Create elements

  1. Control Panel - Technical Building Management - Building Diagnosis - Elements

  2. Click New

  3. Enter code, description, element area

  4. Coefficient description

  5. Save

Create element types

  1. Control Panel - Technical Building Management - Building Diagnosis - Element Types

  2. Click New

  3. Enter code, name, element

  4. Save

Create repair codes

  1. Control Panel - Technical Building Management - Building Diagnostics - Repair Codes

  2. Click New

  3. Enter:

    • Code and Description

    • Diagnostic points

    • Service Life Min/Max (Years)

    • Action

  4. Save

Repeat for all condition levels (e.g., a, b, c, d).

Create diagnostic profiles

  1. Technical Building Management - Building Diagnosis - Diagnostic Profiles

  2. Click New

  3. Enter the code and description

  4. Save

  5. Open the profile

  6. Elements tab: Add required elements

  7. Save

Retrieve master data from eTASK

You can obtain the necessary master data using the "Building Diagnosis Master Data" plug-in in the Customer Center.

Summary

Hierarchy:

  • Element areas (building envelope, building services, etc.)

  • Elements (facade, heating, etc.)

  • Element types (ETICS, clinker, etc.)

Codes:

  • Repair codes: Condition rating (a–d)

  • Improvement codes: Optional additional measures

Profiles:

  • Preselection of elements by building type

  • Faster data entry
